What Happens When You Sell?
No two sales are identical. Chains, buyer circumstances, and property types all affect how long things take, and where complications can arise. Here’s a straightforward guide to what the process looks like, and what can sometimes slow it down.

Instruction & Onboarding
You accept an offer and instruct us. We carry out ID and anti-money laundering checks, request your title from the Land Registry, and send you the property information forms to complete. The more thoroughly and promptly you complete them, the fewer enquiries your buyer is likely to raise later.
2.
Issuing the Contract Pack
Once we have everything we need, we prepare and issue your contract pack to the buyer’s solicitors. For leasehold properties, we’ll also apply for the management information pack from your freeholder or managing agent at this stage. Requesting early makes a real difference.
3.
Dealing With Enquiries
The buyer’s solicitors will raise questions based on the contract pack and their search results. Some are standard, some less so. We’ll work through them carefully, say when your input is needed, and respond quickly — keeping your sale moving rather than letting things stall.
4.
Exchange of Contracts
Once enquiries are satisfied and the buyer’s mortgage is confirmed, we can exchange. The sale becomes legally binding, so neither party can pull out without financial consequences. Your completion date is agreed here, giving everyone certainty.
5.
Pre-Completion Preparations
In the days before completion we obtain a final redemption figure from your mortgage lender, prepare the transfer deed, and carry out last checks. We’ll be in touch to confirm everything is on track and let you know exactly what to expect on the day.
6.
Completion Day
The buyer’s funds arrive, we redeem your mortgage, and transfer the net balance to you. We’ll confirm the moment everything has gone through, at which point it’s time to hand over the keys and start your next chapter.
