I’ve acted for everyone from super-excited first-timers picking up their first set of keys, to seasoned investors expanding their portfolios.

When you’ve done it for as long as this, you see it all, from the deals that fall apart at the last minute to the ones that come together against the odds.

In my two amazing decades, I’ve learned so much about what makes conveyancing work from some great people. But I’ve also discovered a few elements that can make it harder than it needs to be. Now I’m channeling those experiences into my dream of creating the most client-friendly conveyancing firm around. This is just the start!

The Honest Truth About Conveyancing

Buying or selling a home is one of the most significant things most people will ever commit to. It can be exciting, stressful, rewarding, and surprisingly emotional — sometimes all at once! The legal process that sits behind it should make that easier. Too often though, it doesn’t.

I’m not here to criticise the industry I’ve dedicated my career to. There are plenty of excellent conveyancers doing exceptional work all over the country. Even so, there are patterns I’ve seen over time that I truly believe the profession could and should improve.

Time and again, they come back to the same thing: communication — or the lack thereof. Most of the stresses clients experience during a property transaction aren’t actually caused by the legal complexities involved in the process, they’re instead caused by uncertainty. The calls and emails that go unreturned, leading to a creeping anxiety about whether your sale is still on track.

Some clients feel like they need to chase their own solicitor for updates on what could be the single biggest financial transaction of their lives.

It doesn’t have to be that way.

The second pattern I’ve come across concerns how easily momentum can be lost. Property transactions involve a range of moving parts and a lot of waiting: searches, enquiries, mortgage offers, and third-party responses to name a few.

At some firms, when one thing stalls, everything else follows suit. The file sits, days turn into weeks, and the client — who often is given no explanation for any of this — is stuck stressing about why nothing seems to be happening.

At Nest, we don’t believe conveyancing should work like that. When searches are being processed, there’s still contract work to progress. If an enquiry is outstanding, there are other documents to prepare and lenders to liaise with. Our mindset is: Let’s not wait until everything lands before we do anything. What can we move forward with right now?

Finally, there’s that niggling feeling of being just another file. Some conveyancing firms handle hundreds of transactions at a time, and in these environments clients it can show. Clients can begin to feel like a number rather than a person.

Calls go to whoever is free to pick it up, emails get generic or overly short responses, and nobody seems to know your situation without having to be reminded.

But buying a home isn’t a routine transaction to the person going through it. It’s a major life event — often one of the most stressful and consequential they’ll ever face. It deserves to be treated with the appropriate level care and attention from a named person who actually knows your file, remembers your circumstances, and moves with the urgency it warrants.

Why I Decided to Do it Myself

For a long time, I believed the answer to these gripes was to be the best version of a conveyancer I could be within the firms I worked for. And for a long time, that was enough. Then I started thinking bigger.

I’d spent years watching what worked and what didn’t, so I already knew the kind of firm I’d want to instruct if I were a client. I also knew the culture I’d want to build if I were starting from scratch. It eventually became clear that the only way to build it properly — on my own terms, with my own values — was to build it myself.
