Fixed Fee

Our fixed fee covers all the legal work required to complete your sale, including dealing with the repayment of any existing mortgage.

Disbursements

Disbursements are third-party costs we pay on your behalf (such as Land Registry Fees) to keep the process moving smoothly. We’ll always set these out clearly in your quote so nothing catches you off guard.

Our Fixed Fee Assumes

Our quoted fee is based on a standard transaction. Specifically, it assumes:

  • The transaction is straightforward and no unforeseen issues arise. For example, a title defect requiring remedying before completion.
  • The property is a freehold sale.
  • The transaction completes in a timely manner without unforeseen complications.
  • All parties cooperate and there are no unreasonable delays from third parties.
  • No indemnity policies are required. If they are, additional disbursements may apply.

If anything changes during your matter that affects our fee, we’ll discuss it with you straight away before carrying out any additional work.

Selling a Leasehold Property?

Leasehold sales involve additional work and costs that aren’t always known at the outset. We may need to request information from your landlord or managing agent, including a completed Leasehold Property Enquiries form (LPE1), and there are likely to be additional fees associated with this.

As a guide, expect an additional charge from your management company for completing the LPE1 form. We’ll update you as soon as we have the exact figures.

Referral Fees

Where we have been introduced to you by a third party, we may pay a referral fee for that introduction. We will always disclose this to you at the outset of your move.

How Long Will it Take?

Most sales complete within 10 to 14 weeks, though this depends on several factors.

These include:

  • The number of parties in the chain and their individual circumstances.
  • Whether your buyer requires a mortgage and any enquiries their lender raises.
  • Whether any issues arise from the search results.Whether any issues are identified in the survey.
  • The volume and complexity of enquiries raised and the time taken to gather responses.

Where any of these factors are likely to affect the timeline or our fee, we’ll let you know as soon as we become aware. We don’t do nasty surprises, so we’ll always talk to you about any changes before carrying out additional work.

The Process: What Happens When You Instruct Us

Once you instruct Nest Convey, here’s what we’ll do:

  • Take your instructions, advise you and check the sale terms from your estate agent against your instructions.
  • Send you the initial paperwork to complete and return.
  • Request your title deeds and official copies from the Land Registry.
  • Review your completed forms and forward them to the buyer’s solicitors.
  • Prepare and issue the contract to the buyer’s solicitors.
  • Handle enquiries from the buyer’s solicitors and approve the transfer deed.
  • Obtain your signature on the necessary documents.
  • Agree exchange and completion dates with all parties.
  • Request a redemption figure to repay your mortgage.
  • Exchange contracts, complete the sale, repay your lender, and return any surplus funds to you.

Additional Costs You May See

Most transactions are straightforward and our fixed fee will cover everything. However, certain circumstances require additional work. When this applies, we’ll always agree on the cost with you before proceeding.

Freehold Property With a Management Company If you are buying, selling or (re)mortgaging a freehold property which has an obligation to make contributions to a management company, we will charge for the extra work involved in making enquiries of the management company. Such enquiries may include obtaining receipts to check that all payments are up to date, what the payments are going forward, obtaining accounts for previous years. Other Lawyer If we have to liaise with a lawyer acting for a co-owner or other person with a legal interest in the property, or you are using separate lawyers for your sale, purchase or other connected matter, we will charge for the extra work involved in liaising with them, resolving any issues and keeping them updated concerning the transaction. Power of Attorney If the property is being sold under an existing power of attorney, or any of the parties to a transaction is acting as attorney, a fee is charged for each power £175 £35 £210

Registering a Restriction If you are buying, selling or (re)mortgaging a property and we are required to register a restriction, we will charge for preparing and registering the restriction, this is charged for each entry. Referring Matters to the Lender If we are required to refer any matter to your mortgage lender which is not covered under their standard instructions, or we consider that their explicit consent is required to a matter then this fee will be payable £150 £30 £180
