Selling Your Home With Nest Convey

Some people only really discover what their conveyancer is like once there’s a chain of unanswered emails or missed calls to deal with.

At Nest Convey, we’ve built our practice around preventing exactly that. We’re specialist conveyancing solicitors for sellers in Wilmslow, and whether you’re selling a freehold family home, a leasehold apartment, or a buy-to-let investment, we’ll keep your sale progressing with the urgency it deserves.

We offer fixed fees from day one and a dedicated conveyancer who knows your file. And, at all times, clear communication that keeps you firmly in the loop.

How We Work

Selling a property has more moving parts than most people expect. Here’s how we stay on top of them.

Getting You to Market Quickly

Delays at the start often set the tone for everything that follows. We move fast to get your contract pack prepared and issued, so your buyer’s solicitors aren’t sitting around waiting.

Handling Enquiries For You

Buyer enquiries can feel relentless. We filter, advise, and respond on your behalf. This means we push back where necessary and make sure nothing is agreed that isn’t squarely in your interest.

Watching the Chain

Chains can collapse when nobody’s watching. We keep a close eye on progress throughout, maintain communication, and flag potential issues before they become real ones.

More News is Good News

We don’t believe in going quiet. You’ll receive regular updates through your secure client portal. When something happens that you need to know about, we’ll tell you straight away rather than waiting for you to ask.

Chasing, So You Don’t Have To

Slow responses from managing agents, mortgage lenders, or the other side can hold up even the most straightforward sale. We chase consistently and keep things progressing to reduce timescales.

Clean, Confident Completion

When the big day comes, we make sure the transfer of funds is handled smoothly, your mortgage is redeemed, and the net proceeds land where they should. No last-ditch panics and no nasty surprises.

The People Behind the Process

We started Nest Convey because we thought residential conveyancing could be done better. A small and passionate team, we believe that buying or selling a home deserves more than a tick-box legal service. It deserves real people, real communication, and genuine care. We’re proud of what we’re building here.

Step-by-Step:

What Happens When You Sell?

No two sales are identical. Chains, buyer circumstances, and property types all affect how long things take, and where complications can arise. Here’s a straightforward guide to what the process looks like, and what can sometimes slow it down.

1.

Instruction & Onboarding

You accept an offer and instruct us. We carry out ID and anti-money laundering checks, request your title from the Land Registry, and send you the property information forms to complete. The more thoroughly and promptly you complete them, the fewer enquiries your buyer is likely to raise later.

2.

Issuing the Contract Pack

Once we have everything we need, we prepare and issue your contract pack to the buyer’s solicitors. For leasehold properties, we’ll also apply for the management information pack from your freeholder or managing agent at this stage. Requesting early makes a real difference.

3.

Dealing With Enquiries

The buyer’s solicitors will raise questions based on the contract pack and their search results. Some are standard, some less so. We’ll work through them carefully, say when your input is needed, and respond quickly — keeping your sale moving rather than letting things stall.

4.

Exchange of Contracts

Once enquiries are satisfied and the buyer’s mortgage is confirmed, we can exchange. The sale becomes legally binding, so neither party can pull out without financial consequences. Your completion date is agreed here, giving everyone certainty.

5.

Pre-Completion Preparations

In the days before completion we obtain a final redemption figure from your mortgage lender, prepare the transfer deed, and carry out last checks. We’ll be in touch to confirm everything is on track and let you know exactly what to expect on the day.

6.

Completion Day

The buyer’s funds arrive, we redeem your mortgage, and transfer the net balance to you. We’ll confirm the moment everything has gone through, at which point it’s time to hand over the keys and start your next chapter.

Frequently Asked Questions

Selling can raise questions that don’t always have obvious answers. We’ve tackled the ones we hear most often; and we’re always happy to go further if yours isn’t covered.

Yes, in England and Wales the legal transfer of ownership must be handled by either a solicitor or a licensed conveyancer. Beyond the legal requirement though, a good conveyancer actively protects your position throughout the sale, manages the process on your behalf, and makes sure you’re never left exposed. It’s worth getting it right.

Most sales complete within 10 to 16 weeks of instruction, though this varies considerably depending on the chain, the buyer’s circumstances, and how smoothly enquiries are resolved. Leasehold sales often take a little longer due to the management pack process. We’ll give you an honest estimate based on your specific situation at the outset. Not an optimistic one designed to win your business.

A freehold sale is generally more straightforward. You own the property and the land, and the legal process reflects that. Selling a leasehold property involves additional steps: obtaining a management information pack, reviewing the lease, and dealing with any outstanding service charge or ground rent queries. As specialist selling leasehold property solicitors in Wilmslow, we know where the complications tend to arise and how to deal with them efficiently.

Absolutely, and it’s something we handle regularly. The conveyancing process itself is broadly the same, but there are practical considerations worth thinking about: whether you’re selling with tenants in situ, what this means for the buyer and their mortgage, and any Capital Gains Tax implications on your profit from the sale. We’ll handle the legal side and flag anything relevant. However, for tax advice, we’d always recommend speaking to an accountant alongside instructing us.

At the start of the process we’ll send you the TA6 property information and TA10 fittings and contents forms to complete. These cover everything from boundaries and disputes to what’s included in the sale. You’ll also need to provide valid ID and evidence of your ownership. Getting these back to us promptly at the outset genuinely makes a difference to how quickly your sale gets moving.

Until exchange of contracts, either party can walk away without legal obligation, which is one of the more stressful realities of selling a property. If this happens, we’ll advise you quickly on the best course of action and be ready to re-instruct the moment you have a new buyer in place. Any disbursements already paid may not be recoverable, but we’ll be transparent about what this means financially before you re-instruct.
